Property & Real Estate
Property bookkeeping that follows the money.
From source transactions to bank settlements to clearer property and owner reporting.
In short
What this means
Rybair helps property managers and real estate operators connect transaction records, platform payouts, management fees, costs and owner reporting. We scope the work around your entities, contracts and reporting policies rather than treating every bank deposit as a complete explanation.
The questions a portfolio total cannot answer
Which property does this payment belong to? Has the payout actually settled? Was that refund already deducted? Why does the owner statement differ from the bank transfer? We build the reconciliation and reporting workflow around questions like these.
What a property engagement can cover
The written scope identifies the entities, properties, accounts and operating systems covered.
- Reconciliation from booking or invoice records through payouts to bank deposits
- Management fee, reimbursement and adjustment review against supporting records
- Property and entity coding, with intercompany items clearly separated
- Owner statements and outstanding owner balances where included
- Supplier bills, approval records and receivable schedules
- Open-item reporting for pending settlements and disputed deductions
Keep operator and owner money distinct
We identify how the management business earns revenue, which amounts belong to owners or other parties and which contracts govern deductions and distributions. Trust, deposit and statutory obligations require the applicable business-specific advice and controls; we do not treat every operator as having the same rules.
Understand the system before promising the connection
Tell us which property system, booking channels and accounting platform you use. We can assess records from Buildium, AppFolio or Yardi alongside relevant payment settlements and QuickBooks, Xero or Sage accounting data. We check available records and approved access before agreeing a workflow; a live connection is not assumed.
A useful starting point
Bring a description of your portfolio, entities and current reporting process to the consultation. Secure supporting-document exchange comes after scope and access are agreed—not through a public website form.
Questions
Frequently asked questions
Can you support short-term rental managers?
We can assess a scope covering booking-level records, channel deductions, refunds, split payouts and owner reporting. The available data and agreed accounting policies determine what can be reconciled reliably.
Do you handle trust accounting?
Trust requirements depend on the business model and jurisdiction. Any trust-related support must be specifically assessed and scoped with the appropriate professional input; a general bookkeeping engagement is not assurance of trust compliance.
Can we keep our existing accountant?
Yes. The bookkeeping and reporting workflow can be designed to support your existing accountant, with clear responsibility for technical policy, year-end work and filings.
Can you use Buildium, AppFolio or Yardi reports?
We can assess the reports, owner balances and transaction detail available from your system before defining the reconciliation. Listing a platform does not imply a direct integration.
Service scope, access, responsibilities and delivery dates are agreed in writing. Tax, payroll and jurisdiction-sensitive work is assessed before engagement; assurance and legal services are not included.
